How much is rent?

Your rent will depend on the size and number of bedrooms you choose and which floor you prefer to live on. All rental rates listed are by the bed. Please contact our leasing office to learn more about pricing and availability.

What’s included in the rent?

Your rent payment will include cable and internet, water, trash, and sewer. As far as the electric bill, evolve Bloomington will cover it and then bill it back to each resident individually. This way, you don’t have to worry about setting up an account or gathering money from your roommates.

What does an individual lease mean?

When you sign an individual lease, it means you are only responsible for your part of the rent. Your roommates will share the common areas of your apartment, but their names are not on your lease, so you are not financially responsible for their rental payments.

Am I required to have a co-signer?

The only person who must sign the lease is the person living in the apartment. Sometimes our residents don’t qualify for the credit section of the application, so they need a co-signer to sign a guaranty form.

What is a guarantor?

A guarantor is someone who will make sure that the lease payments are made on time. When it comes to student housing, the guarantor is usually a parent, guardian, or someone else who is financially reliable. At evolve IU, we require a guarantor only if the person living in the apartment can’t meet the application’s credit qualifications.

Is there an application fee or security deposit?

There is a $50 application fee. This fee covers the background check on the resident and a credit check on the guarantor. A redecoration fee is also required. Contact our leasing office to learn more about fees and pricing.

Is there a maintenance worker on site?

We have an on-site maintenance team available to quickly resolve both standard and emergency maintenance requests.

What kinds of security measures are taken?

At evolve Bloomington, your safety is our first priority. We are proud of the security measures we’ve put in place with you in mind. Security features include 24-hour on-site staff, surveillance cameras in all public areas, electronic key access, and emergency maintenance.

Do the apartments come with furniture?

Yes! Each of our Bloomington apartments comes fully furnished with designer furniture and quality finishes. And our premium apartments even come with upgrades like bedroom TVs, Bluetooth showerheads and kitchen backsplash.

Do you allow pets?

Absolutely! Not only are your furry friends welcome, we provide pet-friendly spaces in some of our common areas so your four-legged family members feel right at home. Contact our leasing office to learn how to register your pet.

Can you match me with a roommate?

We offer a roommate matching program that lets you choose who you’ll live with. Just fill out a questionnaire and we’ll pair you up with people who share your interests and priorities. So even if you don’t have roommates in mind, you can still reserve your spot at evolve.

What is your policy about guests?

Guests are always welcome! Just download the evolve app on your smartphone, and you’ll be able to easily give approved guests access to the building.

Who has access to the amenities?

We don’t let just anyone use our facilities. We make sure only you and your guests can take advantage of the amazing amenities we have to offer at evolve.

Is parking available on site?

Of course! evolve Bloomington offers single spaces in our secure garage or in our surface parking lot. You can lease a space on a first come, first serve basis. Contact our leasing office for availability and pricing.
